The Rectory — Period Renovation
Billericay, Essex
Project Overview
Comprehensive renovation of a Victorian rectory, transforming a tired seven-bedroom property into a modern family home while preserving its period character. Works included complete rewiring, replumbing, structural remodelling of the ground floor to create an open-plan family kitchen, restoration of original fireplaces and encaustic tile floors, and a new garden room extension with a living sedum roof.
Obstacles We Overcame
Asbestos discovered during strip-out in the boiler room and around original pipework. The original staircase was structurally compromised and listed on the local heritage register.
How We Solved It
Licensed asbestos removal completed before main works commenced. The staircase was dismantled, photographed, repaired off-site by a specialist joiner and reinstated to its original position.
