Project Management: Why It Makes or Breaks Your Build

Ask anyone who has had a bad building experience and the complaints are remarkably consistent: the builder disappeared for weeks, no one returned calls, costs spiralled without warning, the finish date slipped repeatedly. In almost every case, the root cause is the same — poor project management.

At Hartwell & Stone, every project is led by a dedicated project manager from pre-construction through to handover. This is not an administrative role — our project managers are experienced construction professionals with a deep understanding of programming, procurement, quality control and client communication.

Programming is the foundation of good project management. Before work begins, we produce a detailed construction programme that identifies every activity, its duration, its dependencies, and the critical path. This programme is shared with the client and updated fortnightly throughout the build. When the inevitable disruptions occur — weather, material delays, design changes — the programme shows exactly what the impact is and how we intend to recover.

Procurement is where many builders lose control of costs and timelines. We order long-lead items (steelwork, windows, kitchens, sanitaryware) at the start of the project, not when they are needed on site. This front-loaded procurement approach eliminates the most common cause of programme delays and ensures materials arrive when required, not when available.

Quality control is not a final inspection — it is a continuous process. Our site managers conduct daily quality checks against the specification. We photograph all covered work (steelwork, insulation, services) before it is concealed. And we maintain a live snagging list throughout the build, not just at the end.

Client communication is the most undervalued aspect of project management. We provide fortnightly written progress reports with photographs, a summary of work completed, upcoming activities, and any issues requiring the client's input. Our clients always know what is happening on their site — even if they cannot visit.

The cost of good project management is built into our quotations — we do not charge it as an extra. We believe it is not an optional add-on but the single most important factor in delivering a project on time, on budget and to the right standard.
