The Old Maltings — Warehouse Conversion
Maldon, Essex
Watch the Build
Project Overview
Transformation of a derelict Victorian maltings building into six luxury apartments. Original red brick arches, cast-iron columns and timber king-post trusses were retained as architectural features, while new mezzanine floors, Crittall-style glazing and underfloor heating created contemporary living within the historic shell. Each apartment was designed to celebrate the building's industrial heritage.
Obstacles We Overcame
The existing roof structure was partially collapsed and required section-by-section dismantling and reconstruction. Change-of-use planning required extensive heritage and bat surveys.
How We Solved It
Temporary propping and phased roof reconstruction preserved 80% of original timbers. Bat mitigation strategy designed with an ecologist, including new roost provision on site.

“What they've done with this building is extraordinary. You can feel the history, but it lives like a brand-new home. Every apartment sold within a fortnight of completion.”
