A well-executed loft conversion can add 10–20% to the value of a property while providing genuinely useful living space. In Essex and the wider South East, where land values make moving expensive, converting your loft is often the smartest investment you can make.
There are four main types of loft conversion. A Velux (or rooflight) conversion is the simplest and most affordable: roof windows are installed into the existing roof structure without altering the external profile. This works best where there is already sufficient headroom — typically 2.2m from joist to ridge. Costs range from £35,000 to £50,000.
A dormer conversion extends the roof vertically from the rear slope, creating a flat-roofed or pitched-roofed box that provides full standing headroom across most of the new floor area. This is the most popular type in the South East, offering the best balance of cost, space and planning simplicity. Most rear dormers fall within permitted development rights. Costs range from £45,000 to £65,000.
A hip-to-gable conversion extends the side wall of a hipped roof upward to create a full gable, maximising the usable floor area. This is common on 1930s semi-detached houses. Costs range from £50,000 to £70,000, often combined with a rear dormer.
A mansard conversion replaces the entire roof structure with a new roof featuring near-vertical walls and a shallow pitched top. This provides the maximum internal volume but is the most expensive option and almost always requires planning permission. Costs range from £60,000 to £90,000.
Structural considerations are critical. The existing floor joists are rarely adequate to support a habitable room — they were designed for storage loads, not furniture and occupants. New steel beams and strengthened joists are almost always required. The staircase must comply with Building Regulations (minimum 2m headroom, maximum 42-degree pitch) and fire safety requirements, including a protected escape route from the new floor to the final exit.
